Fcuk me if i ever got an estate agent back in blighty i would pre warn them that if i ever felt they was lacking
They would be fcuked off asap for another.

Out Here Its a lot different.

we sold  r old gaff after putting it on the market via Internett and had two viewing days both at 16.00 to 18.00.

One on the sunday and other on the tuesday,and the bidding started the week later on a wednesday.

by 17.30 we had accepted an offer.had a move in date set in Stone for the new couple,which gave us 3month to find a new gaff.

Went to view are new place on one Monday,liker what we saw so left are name and contact and the bidding started the next day tuesday.

By 13.30 on the tuesday are offer Of the asking price was accepted and we moved in weeks before we had to be out Of the olde gaff.

the grass dont have chance to grow under yer feet out Here When yer selling or buying.




That sounds a much better system than what we have here Oslo. Agree the sale,  then you have x months to find something else. What happens if you don't find owt though?

That is a problem that iam glad never happened.

We could have bought a new gaff 1st then went on to sell ours,but then you run the risk Of paying out on two houses while you have not sold Your 1st.

Just to revisit this thread, I decided to go with Haart in the end, £2400 fixed fee, probably a bit steep but at least I know where I stand. Anyway the house went on the market with a guide of £90-£100k in November, last week Haart phoned me suggesting I drop the lower end of the guide price, I wasn't happy with doing that and said that it would encourage lower bids, they said it was an attempt to get more viewings and that it would be a starting point for negotians, I reluctantly agreed but told them I was looking for offers near £90k. What happens this week? The first offer over £80k and they're pressurising me to accept, £7k below what I wanted, not really impressed with them at the moment

If you've done that, and they're charging you 2.4k for the privilege, if have gone with Express.

Similar theory, and slightly higher fee, but they got exactly what I wanted on my old house (slightly more in fact) then negotiated the purchase of my new house to a good reduction.

Never pressured me to sell at all.

If they are going to get £2400 wether you sell for 80k or 90k or 100k suppose that takes away the incentive to get you the higher price. If they charge you by percentage of the final price then they might try and get you more money as it will pay them more

Thats more or less exactly what I told them, I think they were slightly offended. It's only been on the market 3 months, 2 of those pre Christmas, the house is unocupied and I'm in no rush so we'll see what the interest is like into the spring and more people are processed into the help to buy scheme

That does sound a bit steep, we ended up putting our old house on the market using our rental agents (Belvoir in Sheffield as mentioned earlier in this thread) and they are only charging us 1% of the final sale fee with no other costs, but I do think they are doing us a bit of a deal as we rent through them. It's only been on the market just over 3 months and we've accepted an offer and hopefully it's all going ahead, so can't fault them really. Done far more than William H Brown did in over a year!

As for the solicitor, I'd definitely recommend Jones and Co in Retford, used them when buying our current house and now using them to sell the old one. Total cost is £576 including VAT and other fees but it's a leasehold house so costs a bit more money. Pretty sure selling a freehold one is just under £500 with them.

Haart phoned me again yesterday, really trying to persuade me to accept the offer, I got annoyed with them and told them they were my agent, not a potential buyers agent, they really or starting to piss me off

If you are looking for a local estate agent I would recommend Footprint Properties (http://www.footprintproperties.co.uk)

Mike has just dealt with a house sale for a family member and it was handled superbly and were kept informed throughout.

They also have straight forward pricing. Fixed fee of £1000 for properties under £100k and just 1% of sale price on properties over £100k
